Manufactured-home down payments: low and zero-down options

Wondering whether you can buy a manufactured home with little or no cash down? The answer depends on the loan program, your qualifications and the property. Start with a conversation, not an assumption.

Can land equity reduce the cash down payment?

Some financing arrangements may allow eligible equity in land you own to contribute toward a down payment. The lender evaluates ownership, value, existing debt and the complete loan application. It is not an automatic zero-down approval.

What about a home on family land?

Ask about current home-only programs and whether your situation qualifies for a low or zero-down option. Family ownership alone does not establish eligibility. Requirements and available programs must be confirmed by the lender.

Does zero down mean no out-of-pocket costs?

No. A down payment is only one part of the purchase. Fees, closing expenses and site work may still require cash, depending on the loan and project. Request a written breakdown before making a decision.

Start with your situation

Tell Victor whether you own land, plan to use family land or need both land and a home. Ask about current options for Social Security or ITIN buyers. Victor is a housing consultant, not a lender; approval, rates and terms come from the lender. Do not send identity numbers or financial documents through this site's inquiry form.
